Step 7: What will you invest in?

In Module 7 we examine the pros and cons of commercial real estate investment (CRE), and ways of implementing your investment strategy in this sector:

. Historical returns in commercial RE: Can the high returns repeat over the next 30 years?  We explore the two main sources of commercial property yields

. The four main components of risk in commercial RE investment are covered: system wide economic risk, interest rate risk, leverage and risk, sector demand, property specific risk

. The importance of not realising capital gains early

We explore the main vehicles for CRE investment: REITs (Real estate investment trusts); listed and unlisted commercial property trusts, wholesale and managed funds, industry super funds, self-organised syndicates, and direct ownership.

In Step 7: What will you invest in?  you continue to develop your wealth strategy by deciding which asset classes you want to own, and how much you will borrow (leverage) to achieve these outcomes.
